The UAE's Golden Visa gives property investors long-term residency on clear, published criteria. This guide states those criteria as the government publishes them — and where the rules have conditions, we say so rather than round them off. Criteria can change; we verify against the official sources each quarter, and your advisor confirms the current position before you rely on it.
The threshold
Own property with a purchase value of AED 2,000,000 or more and you can apply for a ten-year, renewable residence permit. The value can be reached with a single property or by combining several — ownership is what counts, and the properties must be wholly owned by the applicant.
What qualifies
Freehold property in the UAE's designated zones. Both residential and commercial property are reported as qualifying, and both ready and off-plan purchases — though off-plan conditions should be confirmed against the Dubai Land Department's current requirements at the time you apply, and we do exactly that before any commitment.
If the property is mortgaged
A mortgaged property can still qualify — provided at least AED 2,000,000 has actually been paid toward it. In practice that means a no-objection certificate from the financing bank and payment records showing the cumulative amount. If you're structuring a purchase with the visa in mind, this is worth planning before you sign, not after.
Who comes with you
The visa extends to family: your spouse, children and parents can be sponsored under it. There is no employer sponsor involved — the property is the basis of the residency.
How it's applied for
In Dubai, the application runs through the Dubai Land Department's Golden Visa e-service for investors. At the federal level, the Golden Residency programme is administered by the ICP. Your advisor walks the application with you — it is paperwork, not mystery.
Where the Collection stands
Eligibility follows the value of the unit you buy, not the project's name. Several developments in our Collection have entry prices above the threshold outright; in others, qualifying depends on the unit or on combining holdings. We state the position per unit, in writing, before you commit.
